@lyonstreetcafe is a neighborhood cafe with amazing coffee and high quality baked goods. (They have vegan options too! Woohoo!)
Their atmosphere is wonderful and they even offer wine & beer! The white & red wine flights vary weekly as well as the beer.
This space is so great to work in too. As an entrepreneur, I am always looking for a great place to work with natural lighting, a great coffee, and creative vibe! Lyon Street Cafe checks all of those boxes!
Spent a bit of our afternoon at the local nature preserve today. So pretty and peaceful. Can’t wait to go back and explore more 😊
The Renaissance Center is definitely the building I shoot most. This particular angle was a nice switch up and definitely something different
Sometimes it’s hard to believe that this is not a tropical or mountain paradise, but a midwestern one 💙💚

Went and checked out Fresh Thyme in Portage with the kiddos. Found some yummy keto must haves and enjoyed some not so keto pizza🤣 cant win em all. (Sidenote: the pizza slices are only $1.50 and they will make an entire fresh pizza so you can have a fresh slice) If you havent checked it out yet, do it! Im officially OBSESSED with this store. @freshthyme
For those that don’t know, there is a 217ft super yacht worth $125 million that’s been cruising the Great Lakes. Well this evening we were down at the end of the dock and the owner of the yacht saw us, walked over to the side and said “are those triplets?” We got to chat with him a bit, got to see his adorable family and the evening ended with his two little ones getting signed copies of Triple the Fun on Mackinac Island. I still can’t believe this just happened but I’ve come to learn that when Josie, Rosie & Ellie are around — anything is possible.

This is valuable information, and we aren't making any money telling you about it! 💰
Here's the details...
If any part of your property lies in a designated 🌊 flood zone, you are likely paying for flood insurance.
The thing is, your 🏠HOUSE may not actually be in the flood zone. If your house sits on the high ground of your property, a land survey may prove that your house sits ABOVE the flood zone.
This could save you 🤑 thousands over the course of a year!
🗣 Contact us on details moving forward, we want to help save you money!
Thinking of investing in your home before you sell?
Here's how to make sure the dollars you spend are returned to you.
Improvements you make to your house should either make your money back when the house is sold or reduce the time your house is on the market.
When it comes to repairs, it's good to fix eye sores like holes in the wall.
Another thing to keep in mind is...
...let's say your roof needs to be replaced. Buyers will often overestimate the cost of that repair, giving them the ability to negotiate against the cost. If you replace the roof before going on market, you remove their ability to negotiate that aspect AND you are now selling a home with a brand new roof!
There's a few more nuggets in this video.

You need to be asking these questions to potential buyer's agents...
...You'll know in your gut if the agent is for you
🗣️🗣️🗣️ What's your experience in the neighborhood I'm looking to purchase in?
Some neighborhoods have issues an agent wouldn't know about unless they worked in that area often, such as radon gas or arsenic in water. If your agent is new to an area they may not know these details.
🗣️🗣️🗣️ Do you typically work in my price range?
Different value homes have different things that drive price. A five digit value house will likely not come with luxury appliances. These things impact resale value and your agent should know these factors.
🗣️🗣️🗣️ How will you keep me informed?
The agent you're hiring should have a common routine when it comes to giving you updates... How will you communicate with this agent? How will your search be conducted? Who is responsible for deciding what houses you walk through? These decisions will impact how your experience goes and you should be comfortable with all of their answers.
🗣️🗣️🗣️ Have you ever owned property yourself?
While an agent can know the ins and outs of a real estate transaction, it can be beneficial for them to have actually experienced the emotional journey themselves in order to help guide you through your experience
🗣️🗣️🗣️ Do you have a lender that you often work with?
Not being a lender & agent's guinnea pig is probably a good idea... The smoothest path is often the one most traveled. If the agent has a lender they always work with, your experience will be smoother compared to their first transaction with a lender.
🗣️🗣️🗣️ Can I talk to some of your past clients?
Let's face it, an agent is not going to give you clients that had a bad experience, so it's important to take this information with a grain of salt. What you can do is look at their reviews online to get a gauge of what working with them is really like. If they have minimal reviews, chances are they aren't doing too much to stick out from the crowd. We couldn't fit all the questions in this message, you'll have to watch the video to find out the rest!
🎉🥳Happiest Birthday to our Co-Founder, Justin Woodbeck! 🥳🎉
We’re so grateful for your 🕺 dance moves, 🕵️ analogies, and servant leadership...

You will make the ❌ wrong decision ❌ if you don't know what to ask a listing agent before signing!
Here's a few of the questions you need to ask! If you don't like their answers, move onto the next interview!
💬 What is your strategy for marketing properties?
💬 How many homes have you sold in my area?
💬 How will we communicate?
💬 How familiar are you with my price range?
💬 What questions do you have about my property?
We dive deep into each question in the video & let you in on what answers you want to receive and signs that you probably shouldn't work with that agent.
What questions have you asked an agent that gave you an interesting result?
Home. (Maybe they ran out of stones for the UP?)
